⛵ Boat House LOWER Boat House | Lower Unit, Walk to Beach & Downtown

Located just a five-minute walk from downtown Sheboygan and the Lake Michigan beach, The Boat House is a blend of historic character, comfort, and one-of-a-kind style. You will be staying in a private lower-level apartment inside a 100+ year-old historic duplex, with a separate short-term unit located upstairs. Your space (bedrooms, kitchen, living areas, etc.) is completely private and used only by your group. Note: Laundry is located in the shared basement,

We furnished the unit with pieces from Warehouse 2120, whose designer furniture is crafted from reclaimed wood salvaged from retired fishing boats in Bali. Traditionally, when these brightly colored boats become unseaworthy, they are simply burned as firewood; instead, the weathered wood, with its original paint and patina, is reimagined into striking, functional art. Look closely and you will see the story in every grain.

Check-in is a breeze with the keyless entry system, and we will provide a guidebook with local recommendations for food, drink, and things to do.

SLEEPING ARRANGEMENTS:
The home sleeps up to 6 people in the following areas:
- Bedroom #1 (Main): Large room with a walk-in closet, a king bed, and a trundle (sleeps 3)
- Bedroom #2: Bunk bed with a twin on top and a full/double on the bottom (sleeps 3)

BATHROOMS:
There is one full bathroom with a tub/shower combo.

KITCHEN:
The kitchen includes a sink, a fridge and freezer with filtered water and an icemaker, an electric stove/oven, a microwave, a toaster, and a coffee maker - nearly anything you would find in a standard kitchen (ex: pots and pans, dishware, cutlery, serving bowls, etc.). Basic spices and cooking oils are provided, along with coffee and sweeteners. The dining table, just beyond the kitchen, seats six.

TECHNOLOGY:
- Smart TVs are provided with access to Netflix/Hulu, etc. Simply sign into your own account.
- High-speed WiFi is provided.
- Private laundry: a washer/dryer is available for your use (free) in the basement. Only your group has access, though our property managers may occasionally need to reach the laundry area.

HEATING/COOLING:
Central heating & AC is provided. Guests may adjust the thermostat to their liking.

PARKING:
Off-street parking is available for up to TWO vehicles on the LEFT side of the shared driveway.
Please park ONLY on the LEFT side and keep the right side clear for our neighbor.
Additional vehicles can use the on-street parking along our quiet, one-way street. Please note that during festivals and city events, on-street parking fills up quickly. Always keep your vehicle locked.

LAUNDRY
Laundry machines are provided in the shared basement space. There are two sets of washers and dryers. These are shared between both units.

A NOTE ON HISTORIC CHARM:
This home was built in 1888, and part of its charm comes with a few characterful imperfections - such as slightly unlevel floors and basement/laundry stairs that are narrower and/or steeper than in a modern build. Handrails and stair treads are provided for safe access, but it may not be suitable for guests with limited mobility.

SOUNDS:
Our street is a one-way and generally very quiet. That said, Sheboygan's north side comes alive during summer festivals and city events, which bring extra traffic and people to the area. While staying at The Boat House, you may hear:
- The hustle and bustle of the neighborhood and sidewalk chatter
- Renters in the upstairs unit (your ceiling is their floor); because of this, we ask that all guests are mindful of quiet hours (10 p.m. - 8 a.m.)
- Occasional maintenance or event noise
We have provided sound machines in case any of these noises are bothersome for light sleepers.

SAFETY NOTES:
1. This home is NOT baby-proofed. (There are no outlet blockers, furniture is not strapped to walls, stairs do not have gates, there are no safety locks on cabinets, etc.) Some windows are low to the ground where curious kids could get out. Children must be accompanied by adults at all times, and guests are responsible for the safety of their children.
2. As noted above, the historic stairs are narrow and/or steep - please use care.

ADDITIONAL INFO:
While we are happy to welcome guests of all backgrounds, we will only be accepting booking requests from:
- Verified guests who already have multiple positive reviews from other hosts. (A fully refundable $300 security deposit is required from guests who have no reviews. The $300 is returned once the cleaning crew confirms there are no damages and the apartment is in good condition.)
- Renters above the age of 25.
- A maximum of 6 guests per reservation. Extra guests are not allowed.
- We value the relationship with our neighbors and fellow renters, so events/gatherings/parties are not permitted. To keep the unit in excellent condition for future guests, we are firm on these rules. Thank you for your understanding.

While we tend to be "hands off" hosts, we are always available via messaging/phone should you need anything.

CHECK-IN INFO:
- Guests who book will receive detailed check-in instructions before arrival.
- Please note that Sheboygan is on Central Time, the same as Chicago. Check-in is between 4 and 10 p.m.; check-out is at 11 a.m. (unless other arrangements have been made in advance).
